What documents do I need to apply for a rental agreement?

You’ll need ID, proof of income or employment, and references from a previous landlord (if applicable). Students may need a guarantor.

How do I find a property to rent?

You can view our available properties on Rightmove or contact us directly. If we don’t have what you’re looking for, we’ll search on your behalf.

What is a guarantor, and who can be one?

A guarantor is someone who agrees to pay your rent if you can’t. They usually must live in the UK and meet income and credit criteria.

What is a holding deposit?

Once your offer is accepted, you’ll pay a holding deposit (typically one week’s rent). This secures the property while referencing is completed.

Where is my deposit held?

Your deposit is held in a government-approved scheme such as the Tenancy Deposit Scheme (TDS), ensuring it’s safe and refundable under the correct conditions.

What is an inventory?

An inventory records the property’s condition and contents at the start of your tenancy. It helps avoid disputes when you move out.

What are my responsibilities at the end of the tenancy?

You must return the property clean and in the same condition as when you moved in (excluding fair wear and tear). Professional cleaning is recommended.

When will I get my deposit back?

Once the tenancy ends and the property has been inspected, your deposit will be returned within 10 days unless deductions are required and agreed upon.

Who do I contact if something goes wrong during my tenancy?

Contact your Property Manager or our office directly. For emergencies, we provide an out-of-hours contact number.

Why should I use a letting agent instead of managing my property myself?

Using a letting agent saves you time and ensures compliance with ever-changing lettings legislation. We handle everything from marketing and tenant referencing to maintenance coordination and rent collection.

What services do you offer landlords?

We offer a Let-Only service and a Full Management service, allowing landlords to choose how involved they want to be. Most landlords opt for full management to enjoy peace of mind.

How is rent collected and paid to me?

Rent is paid monthly in advance by tenants. Once cleared, we transfer it to your account by BACS and provide a detailed monthly statement.

What happens if the tenant doesn’t pay rent?

We chase unpaid rent promptly and guide you on the appropriate next steps. We also ensure all tenants are thoroughly vetted to reduce this risk.

Do I need special insurance to let my property?

Yes, you’ll need landlord insurance rather than standard home insurance. You must also notify your insurer that the property is being let.

What type of tenancy agreement do you use?

We typically use an Assured Shorthold Tenancy (AST), usually for an initial fixed term of 6 or 12 months.

What about tax on my rental income?

Rental income is taxable. UK residents declare this on their self-assessment return. Non-resident landlords may need an exemption certificate to avoid tax deductions at source.

What if my property is empty between tenants?

You’ll still be responsible for utility bills and council tax during void periods. Please also inform your insurance provider.

Who is responsible for garden maintenance?

This is usually the tenant’s responsibility, but for larger or more complex gardens, you may want to include a gardener in the rental cost.

Do I need to provide furniture?

No. You can let the property furnished or unfurnished. Rental values are often similar for both.

What are my legal responsibilities regarding safety?

You must ensure the property has working smoke alarms, a carbon monoxide alarm (if applicable), and complies with all gas and electrical safety regulations.
